At the western entrance to the French town of Rennes, on a triangular, uneven site that is part of an urban renewal framework, the ALTA Architectes - Urbanistes studio has carried out an office project designed as the headquarters of the RÉALITÉS Group.

The office building offers the company as a whole an optimized response to the workspace, focusing on a space with good working conditions and the entry of natural light, which in this case enters and floods the interior following the rhythm of the façade.

Comprising six levels of offices and one underground parking level, the project by ALTA Architectes - Urbanistes features a glass façade that creates a continuous link between the interior and exterior of the work areas, providing freedom of access and movement for the occupants to allow them to rest and relax.

The façades of the project are clad in polished concrete panels for a threshold whose grid determines the subsequent interior layout. This reveals a structural frame with large windows that interact with the city and the landscape in a natural way.

Project description by ALTA Architectes - Urbanistes

Constructed in Cleunay, Rennes as part of its’ urban renewal, the project is located on a restricted site bordering Rue Jules Vallès the municipalitys’ western gateway. The triangular-shaped site runs east to west with a difference in level of 1.2 metres which is integrated into the overall project conception.

A radically sober design contributes to the buildings’ impact incorporating a structural approach of a slab and column skeleton with a system of prefabricated polished white concrete cladding panels.

Conceived as the headquarters of the RÉALITÉS Group, the offices provide an optimized response to the overall need for well-being in the workplace. Natural light floods the workspaces determined by the rhythm of the façade. Informal outdoor, corridor like, spaces create a place for employees to relax and ‘take a breather’ while also serving as a form of solar gain control a bio-climatically sensible plus.

The building is comprised of six levels of office space and a basement parking level. The ground floor features a double height glazed façade which creates a direct unbroken link between interior and exterior. The upper floors are characterised by their cantilevered form with open terraces, which allow freedom of access to the occupants for a moments relaxation while admiring the view.

The façades are clad with outsized polished concrete panels, to sill height, their grid determined by the internal plan layouts. The structural framework is thus revealed and large urban windows established that interact naturally with the city landscape.

The external staircase functions as an extension of the façades and corridors and acts as a unifying element for all levels.

ALTA Architectes - Urbanistes | Le Trionnaire - Le Chapelain is a team structured around four associated architects. Alain Tassot and Jean-Luc Le Trionnaire are architects from the University of Rennes (1985) and worked together in Rennes since 1990. Rich in major projects in the different spheres related to public or private orders, they founded a/LTA Architects – Planners Agency in 2002. After retiring, they handed over the reins to Maxime Le Trionnaire and Gwénaël Le Chapelain. In 2023, two new partners joined the management team, Fanny Larhantec and Aurélie Morel.

Maxime Le Trionnaire and Gwénaël Le Chapelain, DPLG architects, met in 1997 at the Nantes School of Architecture. After graduating in 2004, they worked in several renowned agencies (Architecture-Studio, Block, Duncan Lewis, Stéphane Maupin, X-tu). The Monitor nominated them for the “First Work Prize” in 2008. In 2010, they joined forces. Since then they have been developing collaboration and refining their architectural visions.  

ALTA Architectes - Urbanistes brings together around twenty employees who work on a contemporary, contextual and responsive architecture Each architectural project tends towards its singularity, respectful of the suggested program.

In 2014 their agency won the European award “40 UNDER 40” which rewards the emerging generation of European architects and designers under 40 years old.
