Arquitecture practice TAC Arquitectes has designed a building with 60 apartments in El Bon Pastor neighbourhood, Barcelona. This neighbourhood is one of the few redoubts in the city where you can still see an example of popular architecture of the beginning of the century, such as the “Casas Baratas”, subsidized housing from 1929.

This project takes as a reference the study of "Casas Baratas", houses that, despite their shortcomings and their small surface area, respond to the idea of this elementary house, organized in three bays based on the living room-kitchen-patio sequence. The homes of the new building reinterpret this scheme, configuring a continuous spatial sequence with a double east/west orientation, which is projected to the outside through generous terraces - patios.
The building, designed by TAC Arquitectes, faces a large landscaped public space in its southern section. Therefore, the volume corresponding to the stairs is moved to the west side of the building, so that the terraces open towards the square and the city. This operation also facilitates the composition of the block in two bodies of different nature and texture: the brick masonry, flat and smooth, as a general closure, and the light, subtle and deep construction of the patio terraces.

The construction of the property is committed to maximum coherence between the form and the technical resources used. The structural order of the project alternates wide and narrow bays of 6.60 m and 4.40 m respectively, in which all the houses are resolved, both the generic three-bedroom ones and the two- and four-bedroom units located at the ends. At the same time, this structural interval allows maximum use of the car park.

Project description by TAC Arquitectes

"The houses" - which are at the base of this project, take as a reference the study of the Casas Baratas del Bon Pastor, some houses that, despite their shortcomings and their small surface, respond to the idea of this elementary house, organized into three bays, based on the living room-kitchen-patio sequence. In our case, the shallow depth of the building allows us to reinterpret this scheme in current terms, placing the living room, dining room and kitchen in the centre of the house, configuring a continuous spatial sequence, which extends from side to side, enjoys double east/west orientation and is projected on the outside through some generous patio-terraces located within the planning gauge. The room for manoeuvring of this gauge allows the construction of outdoor spaces that are especially relevant in defining the environmental quality of the home, whose dimensions offer the real possibility of living in contact with the outside, reproducing the individual and protected character of the primitive courtyards and act as a filter and climate protection. On both sides of the central bay are the bedrooms and bathrooms - always two facing East - thus opening up the possibility that the room located next to the hall can be used effectively as a multipurpose room.

The city, the closest urban environment defined by the PMU, foresees a layout in which both the intentional interruption of the linear building and the strategic appearance of green spaces define scenes that qualify a road network, preferably pedestrian, that acts as a backdrop. background. The project for the G2 building faces, in its southernmost section, the largest public space in the neighbourhood, a square partly drawn on the layout of the current landscaped widening of Tàrrega street. In response to this situation, the building, taking advantage of the reversible nature of its plan, moves the volume corresponding to two stairways to the limit of the West side, thus allowing the rotation of the central bay of the house and opening the terraces towards the square and the city. This operation not only allows the project to be related to the public space, but also facilitates the composition of the block into two bodies of different nature and texture: the flat and smooth masonry, as a general closure, and the light construction subtle and deep of the terraces-patio.

The construction of the property is focused on a determined commitment to maximum coherence between the form and the technical resources used. This attitude is especially evident in the structural order of the project, formed by the alternation of wide and narrow bays of 6.60m and 4.40m respectively, in which all the houses are resolved, both the generic three-bedroom ones and the one-bedroom units. two and four rooms located at the ends. At the same time, this structural gap allows maximum use of the car park, to the point of reducing the construction of the second basement at the junction between the two bodies of the building.
