José António Lopes da Costa and Joana Jorge, from Atelier D’Arquitectura Lopes da Costa, have been commissioned to rehabilitate two adjoining buildings into 10 dwellings. The project is located in the central street of D. João Iv in Porto, in the north of Portugal.

The studio aimed to preserve the character of the buildings, whilst at the same time providing them with better conditions and adapting the space to contemporary living, such as the landscaped spaces located inside the building.
The studio Atelier D'Arquitectura Lopes da Costa projected its entrance in the north building, and connects by means of landings and stairs to the south building, whose walls and west façade are preserved, yet due to its condition, the interior of the building is demolished, and the rear façade is renovated with a more contemporary character. The north building was in a better condition, so the works involved the creation of new spaces for kitchens and bathrooms.

In the highest part of the building, polyvalent spaces were built, including the swimming pool and green spaces to enjoy the surroundings and views of the city.

The complex benefits from the new organisation, divided into an exterior space with no visual impact, as well as the interior part destined for the rooms, kitchens and bathrooms. In both areas, the materials used are intended to ensure that the character of the building is preserved, with tiles, friezes, ceilings and its existing wooden structures

Description of project by Atelier D’Arquitectura Lopes da Costa

The intervention located in the heart of Porto, in D. João IV street, aimed to convert two existing buildings, with a basement and three floors, into 10 apartments of different types, all enjoying the generous garden spaces located inside the property.

The intervention intended to safeguard the character and personality of the pre-existing buildings, providing them with better conditions of habitability and comfort. It sought to maintain and refurbish the essential characteristics adapting the spaces to the new functionalities and contemporary living experiences, through new solutions, materials and finishes.

The entrance is made through the north building, which provides access to all the apartments and, from its staircase, makes possible to rich the south building through the intermediate landings. This was possible because the difference in height between the two is about half floor. As the north building was in a better state of conservation, the intervention mainly involved placing new kitchens and new sanitary facilities. The demolitions were reduced to some walls and interior openings, refurbishing the existing wooden structure, wooden floors, tiled roof, adorned ceilings, friezes, trimmings, sweeps, walls and internal window frames, in order to preserve the character and memory of the existing building. In the south building, the one more damaged, the exterior walls were maintained but all the interior was demolished and rebuilt with greater freedom in spatial distribution, keeping the west facade, overlooking the D. João IV street. On the other hand, on the rear facades, which were quite adulterated and degraded, was chosen a more contemporary language to unify the intervention in a more homogeneous set. It was also decided to use the roof hollows through the construction of mezzanines allowing the creation of complementary multipurpose spaces, illuminated and ventilated by skylights.

The complex was enriched with the requalification of the interior land to which all apartments have access and usufruct. To the north, was proposed a covered outdoor space in order to reduce the visual and volumetric impact of the neighbouring adjacent constructions. To the south, was requalified part of the existing adjacent building, where was located a condominium room with a small kitchen and a bathroom.

Finally, located at an upper level and therefore with excellent sun exposure, was built a swimming pool and support spaces framed in a generous green area from where can be enjoyed a unique view over the city.

José António Lopes da Costa was born in 1959, in Ovar. He took the degree in Architecture by Unité Pédagogique d'Archilecture de Bardeaux, in 1984. He made his internship in Rio de Janeiro at Atelier Sérgio Bernardes and Associates. Started his activity, in 1984. Collaborated with the architect Manuel Fernandes de Sá, in the elaboration of the Municipal Master Plan of Santa Maria da Feira and in the coordination of the Municipal Master Plan of Vale de Cambra. 

He founded the Atelier d’Arquitectura J. A. Lopes da Costa, Lda. (now known as Atelier d'Arquitectura Lopes da Costa) in Ovar, in 1989, where he carries on business, having won the 1st prize in various contests, the 3rd prize in the competition for the new City Hall of Vale de Cambra and the 2nd prize in the contests for the House of Arts in Ovar and the Academy of Music in São João da Madeira, both with Tiago Meireles.

Also received the Januário Godinho Architecture Award, wilh the House Joõo Sintra Coelho in Ovor, with Rui Ventura. He developed the Detailed Plan for the Aveiro Sports Park and also developed the landscaping proiect of the surrounding area of Aveiro Stadium for Euro 2004. He elaborated projects in dierent places all over Portugal, in Italy, Mozambique, Angola amang others. 

Between 2006 and 2011 he was part of the direction of NAAV (Core Architects of Aveiro). Participated in several group exhibitions and has works published in various journals. Also includes the publication of a monograph on the work of the Atelier.
