Located in an area undergoing major urban renewal, overlooking the canal and bordered by public roads, Îlot 13B by KAAN Architecten functions according to mixed-use principles, assembling offices and housing within one project.

On the south-eastern edge of the first completed sector of the development zone, the two residential buildings to the south of the site comprise housing units for rent (building A) and sale on the open market (B).
The buildings by KAAN Architecten stand out with their beige brick facades curving along the canal line and protruding volumes, known as ‘spines’, which are a modern reinterpretation of industrial bay windows and provide each apartment with direct views over the Deûle. 

There are two office buildings (C and D) on the northern side, offering extensive floorplans and flexible workplaces. Both buildings have been awarded ‘good’ BREEAM environmental certification for their energy performance.
 

Description of project by KAAN Architecten

The first area to be completed of the Rives de la Haute Deûle development zone is a former post-industrial wasteland stretching over 100 hectares, located on the western edge of the city of Lille. The terrain, marked by largely varying scales between existing industrial, religious and residential buildings, lies along the Deûle canal. The canal provides a gentle demarcation between this neighbourhood's southern and northern parts, both undergoing major urban renewal. The presence of a waterway, a powerful element in the landscape, is an important and enhancing asset.

The redevelopment of the district began with the renovation of Le Blan-Lafont textiles factory completed in 2009. Today, Euratechnologies represents a key site for the new neighbourhood, fulfilling the role of a start-up incubator and gaining a reputation as a centre of excellence and innovation in the fields of digital technologies and research. The overall development project, headed by Soreli with a master plan by Pranlas Descours Architectes and landscape architect Bruel Delmar, proposes various public spaces parallel with the canal, making the most of its presence. This urban pattern extends through the different 'function-defined plots' (îlots) positioned on both banks along the green spaces. This urban grid links the existing neighbourhoods to the areas reclaimed from former industrial sites. Brick is the preferred material to be used, echoing the surrounding 1930s townhouses.

Îlot 13B, designed by KAAN Architecten, is located on the south-eastern edge of the first completed sector of the Rives de la Haute Deûle development zone, overlooking the canal and bordered by four public roads. The project comprises four buildings and functions according to mixed-use principles, assembling offices and housing within one project.

The two residential buildings are to the south of the site, with 47 social housing units for rent (building A) and 23 units for sale on the open market (building B). They stand out with their curving facades, which follow the sinuous line of the canal. The project dialogues harmoniously with the existing environment through the careful selection of contemporary materials, such as pale beige bricks, coloured grouting, natural anodised aluminium and glass. Protruding volumes, known as 'spines', are a modern reinterpretation of industrial bay windows and provide each apartment with direct views over the Deûle.

To the north of the site, the two office buildings (buildings C and D) provide extensive floor plans (800m2 and 420m2 respectively). Both buildings have been awarded 'good' BREEAM environmental certification for their energy performance. Characterised by pale grey glazed concrete facades with windows in bronze anodised aluminium, the offices reflect the beige tones of the neighbouring brick buildings.

The surrounding vegetation, consisting of a variety of ground cover plants, perennials and grasses, is typical of the Haute Deûle district and extends into the middle of the block. The green space on the ground level incorporates paved paths for easy pedestrian circulation.

The new neighbourhood of Rives de la Haute Deûle sets out to promote active circulation through carefully planned public space, both on foot or by bicycle. In keeping with this urban policy, Îlot 13B project encourages shared parking. Office parking is located in the neighbouring multi-storey car park, while residents' parking is within the block itself, in a private, covered car park on the ground level.

Îlot 13B was financed by Nacarat (buildings B,C,D) and Logis Métropôle, Groupe Mon Abri (building A). Îlot 13B continues the development on the neighbouring 'Danon' site, also designed by KAAN Architecten and completed in 2014.

KAAN Architecten is a Dutch architectural firm based in Rotterdam, São Paulo, and Paris, with over 30 years of experience in a wide range of scales and typologies. Kees Kaan, Vincent Panhuysen and Dikkie Scipio founded KAAN Architecten in 2014.

Through a collaborative and analytical design approach, KAAN Architecten promotes quality, pragmatism, and the Dutch building traditions of sustainability and welfare. · From 1988 until 2013, Kees Kaan was the founding partner of Claus en Kaan Architecten. Kaan graduated from the Faculty of Architecture at TU Delft in 1987. Since 2006 he has been a professor of Architectural Design at TU Delft and initiator of the Complex Projects Chair, launched in 2012. The Chair's research focuses on large-scale projects that characterise this era of rapid global urbanisation. In 2019 Kaan was appointed Chairman of the Architecture Department. Moreover, he has been a Principal Investigator at Amsterdam Institute for Advanced Metropolitan Solutions (AMS) since 2016. Kees Kaan is a lecturer and member of various juries and boards in the Netherlands and abroad. Numerous books and exhibitions have been dedicated to his body of work. In June 2024, Kees Kaan was officially inducted as a member of the Académie d'Architecture.

· Vincent Panhuysen brings expertise and vision to each project he undertakes. His impact on the architectural landscape is profound, with a diverse portfolio encompassing court buildings, university centres, governmental and cultural institutions, crematoriums, and apartment complexes. Panhuysen's approach to design is marked by a deep commitment to the entire process, from conceptualisation to construction. While he values functionality and clarity, his architectural ethos transcends passing trends, emphasising a timeless elegance rooted in relaxed functionalism. Central to his design philosophy is a dedication to creating spaces that prioritise spaciousness and clear organisation, hallmarks evident in the work of KAAN Architecten. His role as a visiting professor at Delft University of Technology further underscores his commitment to shaping the future of architecture through education and mentorship. For his special and careful guidance in the renovation of the Provinciehuis of North-Brabant, Vincent Panhuysen was awarded the "Commissarispenning", a medal of merit from the Commissioner of the King Wim van de Donk, in 2015.

· Dikkie Scipio has been trained in various disciplines. She holds a master’s degree in applied arts, industrial, and interior design from the Royal Academy of Arts in The Hague and afterward qualified as an architect at the Rotterdam Academy of Architecture. Simultaneously, she owned a gallery in Amsterdam and a design studio in Utrecht. Scipio’s training allows her to lead work, ranging from large-scale master plans in urbanism and architecture to furniture and interior design, from the initial concept to execution. She is an expert in managing complex projects and processes, with a particular focus on museums and heritage renovation. Scipio is also a writer, columnist, international lecturer, and a member of several boards and juries. As a spokeswoman for integrated art and craftsmanship in architecture, her views have been featured in many publications and documentaries. Since 2019, she has been a professor at the Münster University of Applied Sciences, where she holds a chair in Architectural Design. In 2023 Dikkie Scipio was recognised as Woman Architect of the Year by the Prix des Femmes Architectes.
