The building is located in the most beautiful street in the city of Morelia, capital of the Mexican state of Michoacán, Mexico.

The project commisoned to Emilio Alvarez Abouchard Arquitectura is located on a street where Luis Barragan would be happy, a street bordered on both sides of splendid Jacarandá trees.

The neighborhood, which passes through Central Avenue is called Chapultepec Norte, was built in the 1960s. It is located just 3 km east of downtown Morelia, a historic town with narrow streets lined with well-preserved buildings of the centuries XVII and XVIII built with the characteristic pink stone of the region.
Emilio Alvarez Abouchard Arquitectura designed a mixed-use building a new modern structure, efficient, and environmentally friendly as well. The building sits on square shaped plot that lines up flush against those wonderfully wide sidewalks.

On the ground floor level, the building make room for parking that extends around the back.

On the two upper levels the building home the Dermatology Centre. Inteligent way the architect paid special attention on natural lighting, which flows freely through expansive windows and glass walls, illuminatin the interior throughout the day.

La calle Avenida Central está divida por un camellón que además de reducir la velocidad de los conductores e inhibir el tránsito vehicular, aloja una buena cantidad de vegetación. Ubicada a 3km al este del Centro Histórico de la ciudad entre dos corredores comerciales, como son las avenidas Lázaro Cárdenas y Acueducto, Avenida Central ha conservado un anonimato inexplicable en relación a su valor arquitectónico, urbanístico y estético.

La calma de su arroyo vehicular, el ancho de sus banquetas, la sombra que proveen sus enormes árboles, y las Jacarandas que tapizan el camino cada primavera son algunos de los elementos que definen su carácter y la convierten en la calle más bonita de Morelia. El Edificio Avenida Central aspira a enaltecer el valor del corredor e incentivar al peatón a pasear, recorrer, admirar y apreciar la belleza de la calle so pretexto de la arquitectura.

El Edificio se desplanta en el límite de la propiedad no solo para aprovechar el amplio frente del terreno, también para generar la interacción inmediata del peatón con el local comercial proyectado en la planta baja. A nivel de la calle el edificio se retranquea en sus dos lados largos para permitir la circulación en el estacionamiento ubicado en la parte de atrás y para generar una terraza techada sobre la calle que permite sacar mesas a la banqueta y darle vida al corredor.

El programa de Clínica Dermatológica se desdobla en los dos niveles superiores integrando la accesibilidad universal como concepto al proyecto dejando el elevador aparente y permitiendo descubrir su recorrido a través de los bloques de vidrio que lo envuelven. La luz del norte se uniforma a través de la fachada de U-Glass y se aprovecha para iluminar los consultorios de los especialistas. En el último nivel se genera una terraza al aire libre para contemplar el skyline y las torres de la Catedral de Morelia.

Emilio Alvarez Abouchard is an Architect from the ITESM Monterrey campus and studied at the Higher Technical School of Architecture in Madrid where he attended the CEMEX Catedra Blanca under the baton of the Spanish architect Alberto Campo Baeza. He began his professional career at the office of Gilberto L. Rodríguez GLR Arquitectos in Monterrey, Mexico and worked with the architects Bernardo Gómez-Pimienta bgp arquitectura and Manuel Cervantes Céspedes CC Arquitectos in Mexico City. In 2017 he founded his architecture workshop and continues to collaborate with various publications writing articles related to culture and architecture.
