House Lessans, "life enhancing architecture does not have to cost the earth" is the home "designed by a talented architect" McGonigle McGrath awarded by the Royal Institute of British Architects as the UK's best house of 2019: prize awarded annually to the best architect-designed house in the UK.

The family home, House Lessans, designed by Belfast studio McGonigle McGrath, which stands on the site of an old farmstead in County Down, was chosen over six other homes

The home, which is firmly rooted in its landscape, has two blocks echo the barn and other agricultural buildings they sit alongside. Inside, its minimal rooms all have huge windows which take advantage of the views outside.

McGonigle McGrath have managed to design a home of outstanding quality on a cost just €391,000 (£335,000). The project answer the needs of a semi-retired couple and their children, who occasionally visit them.

Basic building materials, cost-saving hacks and the simple arrangement of rooms within have meant that every penny of the client's budget has been carefully and well spent.
 

A beautiful new house sits within a carefully orchestrated architectural ensemble formed of an existing barn, a new forecourt, a discrete bedroom block with private courtyard, and expansive living spaces which look out onto a wonderful green rolling landscape.

The architects have shown remarkable restraint and skill in creating a family home that exudes calm, dignity, and generosity. Their skill in editing and making is exemplary. This achievement is all the more remarkable given the overall budget for the project. The house belies any notion that an expensive budget is somehow the gateway to excellence.

It is clear from the resolution and sophistication of an apparently simple architectural language both at a detail and a conceptual level that these architects through their experience and skill continue to find great beauty in the daily routine of living.

McGonigle McGrath is an RIBA Chartered architectural practice based in Belfast, Northern Ireland, formed by Kieran McGonigle and Aidan McGrath, both previously the architect directors and owners of the award winning studio, Twenty Two Over Seven.

Twenty Two Over Seven operated between 1990 and 2012, gaining a reputation for producing thoughtful, well crafted architecture, and achieving significant project based success, winning 6 RIBA Awards, amongst many other awards and prizes. During this period, they designed a celebrated and wide ranging body of work, for clients from private, public and commercial sectors, including works to listed buildings and within Conservation Areas. The work of the practice has been published in many architectural publications.

Following its dissolution, the ethos and ambition of Twenty Two Over Seven continues with McGonigle McGrath, their work seen as a continuum of an architectural intent refined over two decades.

Project Architect for a number of RIBA Award winning projects of varying scales and typologies, embracing new build and restoration and re-use of redundant buildings. Own home shortlisted for the Manser Medal in 2008, and awarded the prestigious Liam McCormick Prize in the same year.

Teacher in the Masters of Architecture and Degree Programmes at Queens University Belfast Department of Architecture. Registered with ARB and RIBA since 1993. Studied at QUB, achieving First Class Honours and graduating in 1992.

Aidan McGrath. BSc Dip.Arch (Queens) RIBA. Partner in McGonigle McGrath architects. Former Executive Director of PLACE (The Northern Ireland Centre for the Built Environment). Formerly Architect Director and owner of Twenty Two Over Seven.

Judge in a number of National and International Design Competitions (including The Giant’s Causeway Visitor Centre and the West Belfast Expo). Contributor to a number of Architecture Publications. As passionate about photography as he is about food and wine.
