Contemporary Dutch Housing designed by XVW Architectuur is a three-storey residential building, located in the coastal town of Bloemendaal, a municipality in the province of North Holland, in the Netherlands.

The design brings together a series of houses that, thanks to their layout, manage to maintain their independence. All the houses have balconies that allow a more intense relationship with the outside, an environment formed by a large park around a large body of water.
Contemporary Dutch Housing by XVW Architectuur is made up of eight apartments, each of which has been developed for its own client. That is, each home is different and responds from its concept to the smallest detail to the specifications of each owner. The volume is divided into three different levels, with balconies to a beautiful park designed by the well-known 19th-century Dutch architect, Jan David Zocher.

The materials used in the project contextualize it. The predominant material of the vertical envelope is the ceramic brick factory that is combined with all the glass in both the openings and the balcony railings. Allowing in this way not to obstruct the views to the outside. Inside, however, the use of wood is predominant.

Contemporary Dutch Housing by XVW Architectuur facilitates the individualisation of homes through the flexibility of apartment plan lay-outs.

The architects of the Mies van der Rohe Award-winning Kleiburg housing project -  a pioneering reuse scheme - have adopted similar thinking regarding the individualisation of homes but on a wholly contemporary residential scheme in Bloemendaal, North-Holland.

The studio's design for a three-storey apartment building - Parkvilla Brederode - responds to its beautiful parkland setting designed by the renowned 19th-century Dutch architect Jan David Zocher.  Its positioning is strategically placed in relation to two nearby historic buildings to create a group of cornerstone buildings within the park that together make for a cohesive whole.

Each of the eight apartments at Parkvilla Brederode has been developed with its respective client, and bearing in mind the future residents all wanted something they could not readily find on the market.  The scope for individualisation has been facilitated through the loadbearing structure of the apartment block which allows for a great deal of flexibility in configuring a plan and in terms of how rooms are appointed. In fact, each home is different and responds from its concept to its detailing to its owner’s brief and specification.

In section, the volume of the building is broken down by cantilevering the levels with open-air balconies protruding over floors and embracing views of the surrounding greenery. This greatly enhances the relationship of the architecture with the surrounding park. The materials too are contextual juxtaposing sand-coloured concrete with earthen coloured masonry.

XVW architectuur was founded by Xander Vermeulen Windsant, graduated from the Delft University of Technology in 2004, in 2010. Its customers are private individuals and professional developers. Most of the construction projects they work on are residences located in the Netherlands, although they also work for foreign institutional and other clients and act as a spatial planning consultant for municipal and other government institutions.

A key element in their approach is the concept of ‘residence’, in the sense of staying in a particular place, ‘to reside’. Living, working, recreation or travel.  They aim to create  design that exudes a powerful connection between the spatial environment and its purpose, for which purpose the building and its architecture take on a secondary and sustainable role.
