The Portuguese architect José Pedro Lima has completed the house “Pequeno prédio da Louça” located in the city of Coimbra, in the center of Portugal. The main challenge of the project was to renovate a small office building into a residential one that would allow the demographic reactivation of the city.

Following the pattern of the neighboring buildings, this house is made up of different floors, the access floor is intended for commerce and the other three floors are specifically for homes with a program of one and two bedrooms.
José Pedro Lima designed a building that blends in and continues with the tradition of the buildings found in the city. The renovation maintains the structure, improving the spatial conditions, changing the materials such as the mosaic flooring for pine wood and using a color palette that tends towards white to give a brighter environment.

The interior of the house is an open space and light is the main protagonist thanks to the windows and the colors chosen. Regarding the exterior space such as the balconies and the patio, the arrival of the vegetation in them is facilitated since a closer relationship between nature and the building is sought.

The motto was to do everything possible so that, in the end, one had the idea that it had always been like this: quietly comfortable.

Description of project by José Pedro Lima

The challenge here consisted in renovate a small office building, and subsequently change it into housing, as it has been advocated for Coimbra’s downtown, seeking to demographically regenerate this historical part of the city.

In accordance with its neighbouring buildings, this one’s program is now composed of a ground floor for commerce, and the three following floors for housing. During the project phase, it was paramount to understand how, by changing certain architectural codes, would ensure the desirable conditions for living the spaces.

The building’s status-quo was a condition that we inherited - and the commitment was to revert, and to improve, whenever possible. The flooring, which was of old grey ceramic mosaic, is now of pine wood, and the footers, as well as the interior walls are painted in white tones, so that light could be the space main character. The frames would remain of wood. Lioz marble and white ceramic complete the material choices. The main staircase, discretely plays its servant role, with light tones, and (almost) reddish afzelia wood on the handrail, enhancing the visual and tactile senses of comfort.

The exterior spaces, such as the patio, and the balconies will have vegetation, in order to increase and come closer to the relation with the natural elements of the landscape.

The motto was to do everything so that, in the end, one would get the idea that it had always been like this - silently comfortable.

José Pedro Lima is a Portuguese architect he obtained a master's degree in architecture from the University of Coimbra in 2016.

In the following two years he carried out different projects with the architecture studios Paulo Providência and Camilo Rebelo. In 2020 he executes architectural projects under his name in the city of Coimbra.

For three years he works as an assistant at the Porto academy and since 2021 he has been working as a professor at the University of Coimbra.
